This information is essential for all surveyors, valuers and loss adjusters who carry out Rebuilding Cost Assessments.

BCIS Rebuilding Cost information is the basis for insurance reinstatement and rebuilding cost assessments for residential properties in the UK. Professionals who are carrying out assessments need to use the cost information contained within the Guides to make sure that all variables have been covered and that the assessment is correct.

In total, 81 costs for individual houses are given. However, it must be stressed that these costs are not applicable to listed houses and will need to be adjusted further if they are used in conservation areas.

In addition to new adjustments which are particularly relevant to Georgian houses, there are new adjustments for swimming pools, decking and basement car parks in modern flats.

The fastest way to access the 2008 data is by taking a subscription to BCIS Rebuild Online. Subscribers to BCIS Rebuild Online receive a full set of the printed rebuilding cost guides free of charge.

BCIS Rebuild Online is updated throughout the year in line with the BCIS House Rebuilding Cost Index - it’s the most up to date source of rebuilding cost information.

BCIS Rebuild Online allows you to:

  • Calculate relevant rebuilding costs for the house or flat that you are assessing
  • Print out a table adjusted to the current date and property location
  • Produce a report for your client and your records.

Many factors influence reinstatement costs, making assessment a highly technical exercise. The RICS guidance note introduces an element of uniformity in the approach to assessments for building insurance purposes. This seminar will examine whether all buildings should be assessed in the same manner.
