Residential mortgage valuations and HSV

16 October 2003

Some members have expressed concern that there may be a conflict of interest where they provide a valuation for the lender and at the same time undertake an HSV survey for the purchaser. This concern arises from the examples on conflicts of interest in Appendix 2.2. of the Red Book.

After careful consideration RICS has come to the conclusion that the provision of a mortgage report for the lender and a HSV or building survey for the purchaser will not constitute a conflict of interest under Rule 19 of the RICS Rules of Conduct.
