Valuation of a Tenant in Common's interest in a residential property

Does anyone else have experience of such a valuation?

I am particularly keen to know what weight to give the CRAG (Department of Health Charging for Residential Accommodation Guide) guidance as I know that the families concerned (supported by Age Concern and CAB) are relying on this..
