This paper investigates the efficient factors contributing to efficient Operation & Maintenance (O&M) management. It explores the characteristics of O&M management attributes namely competent staff; well-planned O&M management; budgetary and financial control; delivery and execution of work; spare part of materials; green technology; regulation and compliance; and prevention of vandalism. Sets of questionnaires were distributed to the stratified housing residents within Klang Valley, Malaysia to evaluate their level of satisfaction on the services provided and examine the influence of O&M management attributes towards O&M services performance.
It was found that prevention of vandalism by management was rated as the most important factor in evaluating the degree of performance in O&M services by the respondents. It was rated based on professionalism and expertise of management staff, time taken to response to residents’ concerns, management staff attitude in attending residents’ concerns and overall satisfaction towards services provided. Competent staff attribute shows a significant and positive relationship between O&M management attributes and the performance of maintenance services.
