As with most complex property areas, disputes still occur where parties fail to agree on service charge levels and types.

DRS provides a two-stage dispute resolution process comprising:

Evaluative mediation

Disagreement on one or two issues early in the negotiation process can have a knock-on effect and delay agreement on everything that follows. 

Expert determination

Sometimes parties are able to agree on most matters, but face a stumbling block when there is a point on which both have opposing views.

The regulatory functions of RICS relating to Dispute Resolution Service are led and overseen by the Standards and Regulation Board (SRB).
