With the RICS professional statement Countering bribery, corruption, money laundering and terrorist financing becoming effective from 1 September, this issue of Property Journal looks at the legal context, and also reviews progress in identifying the ownership of shell companies that hold real-estate assets.

As public concern about money laundering grows, the profession must make it clear that it defends us against corruption rather than enabling it – the risks, and the moral obligations, are great.

Other ways of doing the right thing come into focus in this issue as well, with a look at how facilities managers can play a major role in reducing our dependence on single-use plastic, and a report into gender balance in real estate.

Another question we address is whether the future of property is flexible. RICS is exploring how best it can inform members about valuing co-working and short-leased workspace, and in his feature the associate director of our valuation professional group Charles Golding offers some introductory thoughts. We also explore the outlook for multi-use spaces where retail, office and entertainment meet.

In our residential coverage, Jan Ambrose continues her investigations into the housing shortage, reflecting on previous government promises for provision and examining how councils are fighting back to bring empty houses into use once more.

New homes create new needs, though, and we also discuss research from Turley and the British Property Federation on planning and logistics, which considers how to match on-demand delivery reach with housing growth.
