Momentum in the housing market has moderated slightly from previous months. The Confidence Index, an amalgamated measure of short-term price and sales expectations, fell to 39 in January from 51 in December, but is still indicative of positive momentum in the residential market.

The RICS December Hong Kong Residential Market Survey showed that robust demand continued to support prices and volumes throughout Hong Kong. Meanwhile, there were some signs that demand from mainland Chinese buyers was increasing for the first time since May, while domestically the results show that banks have yet to pass on higher borrowing costs to clients.

The BCIS five-year forecast for the facilities management sector sees maintenance cost inflation rising by 2.3% to Q3 2018 and by a further 2.6% to Q1 2019. It is then forecast to rise by between 2.9% and 3.8% over the next three years.

Tender prices for civil engineering work are expected to rise by an annual 4% over the next three years*, by 5% in 2021 and then by 7% in 2022 as site rates rise sharply to reflect the difficulty in obtaining labour.
