Condition Report

What is it used for?

  • It provides a concise description of the property clearly showing what aspects of the property may need attention.
  • It was introduced in 2011 and is growing in popularity as a reliable evaluation of a property.

Eligibility

To deliver the CR you must be a RICS member with the appropriate training and experience, see the RICS Condition Report professional statement (2nd edition) for more details. 

Since the CR has no valuation element, you do not need to be a member of the RICS Valuer Registration Scheme. The CR does not provide reinstatement costs or additional diagnosis of defects or offer advice for remedying defects.

Homebuyer Report

What is it used for?

  • The marketing leading property survey report.

There are two versions of RICS HomeBuyer Report (HBR) that can be administered under this licence

HomeBuyer Report (Survey) (HBRS)

What is it 

  • Written in jargon free English and features energy performance ratings and colour-coded condition ratings
  • Povides advice on maintenance of the property, and the steps to be taken before exchange of contracts

HomeBuyer Report (Survey & Valuation) (HBRSV)

What is it?

  • Written in jargon free English and features energy performance ratings and colour-coded condition ratings
  • Contains a valuation and provides advice on maintenance of the property, and the steps to be taken before exchange of contracts

  • You must also be a member of the Valuer Registration.  

Building Survey

What is it used for?

  • A structural survey of the property including, a description of visible defects and potential problems caused by hidden flaws.
  • Gives an outline of repair options and the likely consequences of inactivity, advice for your legal advisers and details of serious risks and dangerous conditions.
  • A building survey does not include a market valuation of the property.

  • Since the RICS BUILDING SURVEY REPORT has no valuation element, you do not need to be a member of the RICS Valuer Registration Scheme
