This seminar will examine the valuation of the property where the proposed development is of a cleared or greenfield site or where all existing buildings on a site will be removed in order to construct new ones and will cover the following:

  • New RICS Guidance on the valuation of development property
  • when to apply Residual and market comparison methods
  • Assessing land value by simple residual valuations and discounted cash flow alternatives
  • How to apply finance and profit within the two types of residual
  • An update on the upcoming guidance note on financial viability assessments.

Neil Crosby, PhD, MRICS, FAcSS
Professor of Real Estate, The University of Reading

Neil has been Professor of Real Estate at the University of Reading since 1994 after spells at Oxford Brookes, Reading and Nottingham Trent Universities.  Before that he was a practising valuation surveyor and qualified as a Chartered Valuation Surveyor in 1975.

He has been involved in most of the major property valuation methods and process debates of the last 35 years and has undertaken numerous research projects for the Government and industry on commercial leasing, commercial investment, development viability and investment and development appraisals.  In 2017 his research (with others) was commended in the RTPI research excellence academic award for his work on development viability assessments.

He has given keynote addresses to major academic and professional conferences in Australasia, North and South America, Africa, Mainland Europe and the Far East.  In 2002 and 2014 he was awarded the International Real Estate Society and European Real Estate Society annual achievement awards for his work in real estate research, education and practice, in 2014 was also made an Honorary Fellow of the Society of Property Researchers and in 2017 awarded a life membership of the Investment Property Forum. In 2005 he was described by the Financial Times property correspondent as the most influential real estate academic in the UK.

He has published well over 150 papers on the various topics listed above and the third edition of his textbook on Property Investment Appraisal with Andrew Baum was published in 2007. He is currently working with both the Property Industry Alliance and the Bank of England on a Long Term Sustainable Value project and with RICS the latest update to the Financial Viability in Planning Guidance Note having co-authored the new Guidance Note on the Valuation of Development Land.
