BCIS Analysis of the Month: Agricultural showroom and workshop

The BCIS Online featured project for August 2019, submitted by Lumsdon Wood Partnership, is the £4.49m agricultural showroom and workshop, located in Bishop Auckland, Durham.

The project was procured as a negotiated design and build scheme using the JCT Design and Build Contract 2016 based on a contract period of 45 weeks.

The 2-storey agricultural showroom and workshop comprises:

  • 637m2 double ceiling height showroom with service and parts counter linked to workshop and parts office; dealer principal, agricultural, ground-care and construction offices; 264m2 double ceiling-height store room; battery; grinder and tool store rooms, canteen and WCs to ground floor and
  • 94m2 boardroom, canteen, plant room, 8Nr offices, WCs and 147m2 mezzanine office to first floor.

The building cost at £946/m2 (1Q2019), compares with the average of £1,139/m2 for 25Nr vehicle showrooms with workshop projects on the same basis on the BCIS Online database.

Substructure, at £186/m2 includes:

  • Insitu concrete trench fill strip foundations and ground floor slab.

Superstructure, at £452/m2 includes:

  • steel frame
  • concrete on metal deck upper floor
  • flat steel roof clad in 115mm Kingspan trapezoidal insulated metal roof panels
  • integrated glazed rooflights
  • stairs
  • buff facing brick plinth up to DPC level and a combination of 100mm Kingspan Micro rib and Trapezoidal insulated metal cladding panels
  • structural and non-structural double-glazed aluminium windows and showroom automatic entrance doors; metal and double-glazed aluminium personnel doors; 5Nr electronically operated up and over service doors
  • combination of 355mm insulated block cavity walls and 100mm and 140mm block walls; Gypframe 48 S 50 'C' stud walls; glazed screens and viewing windows; steel balustrade and handrail to glazed balconies
  • timber doors.

Finishes, at £41/m2 include:

  • plasterboard, skim and emulsion, painted blockwork and tiled splashback wall finishes
  • vinyl, resin and carpet floor finishes
  • plasterboard suspended ceilings to offices.

Fittings and furnishings, at £31/m2 include:

  • reception desk, kitchen units, worktops, parts counter and signage.

Services, at £236/m2 include:

  • sanitaryware
  • space heating and air conditioning
  • ventilation
  • power and lighting, including emergency lighting
  • lift
  • data
  • CCTV
  • fire and intruder alarms.

External and facilitating works at a cost of £1,199,147 include:

  • site preparation, paving, landscaping, fencing, bollards, drainage and services, bin store and cycle shelter.

All costs include preliminaries at 7.26%.
