BCIS Analysis of the Month: Showroom and Car Wash and Valet

The BCIS Online featured project for June 2019, submitted by Lumsdon Wood Partnership, is the £6.3m BREEAM 'Very Good' rated, 2-storey car showroom with workshop and a separate single-storey car wash and valet building.

The project was procured as a design and build using the JCT Design and Build Contract 2011 based on a contract period of 38 weeks.

Showroom and Workshop

The 1- and 2-storey vehicle showroom and workshop provides:

  • 20Nr space double ceiling height vehicle showroom, 44Nr sales, service and admin desks, reception area, customer lounge, children's area, kitchenette, meeting rooms, WCs, double ceiling height drive-in service area, 24Nr bays double ceiling height workshop including 2Nr MOT bays, parts and battery store rooms, tyre change and wheel alignment area, to the ground floor
  • parts and oil store rooms, meeting room, call centre, accounts room, administration office, canteen, IT room and plant room, to the first floor

The building cost at £934/m2 (3Q2017), compares with the average of £1,153/m2 for 23 vehicle showrooms with workshops projects on the same basis on the BCIS Online database. The functional unit rate equates to £105,713 per vehicle space (44Nr vehicle spaces).

Substructure, at £87/m2 includes:

  • Concrete strip foundations and ground slab

Superstructure, at £469/m2 includes:

  • steel frame
  • concrete on metal deck upper floor
  • flat steel metal clad roof
  • stairs
  • metal Rainscreen clad external walls
  • PPC aluminium double-glazed windows, steel personnel doors, glazed high speed sectional overhead vehicle access doors and glazed aluminium customer entrance doors, and
  • block, metal stud and glazed partitions and screens

Finishes, at £104/m2 include:

  • walls, floors and ceilings

Fittings and furnishings, at £13/m2 include:

  • furniture, signage and shelving

Services, at £261/m2 include:

  • sanitaryware
  • heating, air-conditioning and air source heat pumps
  • ventilation
  • power and lighting including photovoltaics
  • lift
  • CCTV
  • access control
  • data
  • fire and intruder alarms, and
  • building management system

Car Wash and Valet

The single storey stand-alone car wash and valet building, at a building cost of £603/m2 (3Q2017), provides jet wash and valet area with kitchenette and WC.

Substructure, at £85/m2 includes:

  • Concrete strip foundations and ground slab

Superstructure, at £309/m2 includes:

  • steel frame
  • steel mono-pitched Kingspan clad roof including rooflights
  • steel clad external walls
  • 2Nr sectional overhead metal vehicle doors and 1Nr steel personnel door and
  • metal stud partition

Finishes, at £50/m2 include:

  • walls, floors and ceilings.

Fittings and furnishings, at £1/m2 include:

  • kitchen unit

Services, at £158/m2 include:

  • sanitaryware
  • jet wash and
  • power and light

The £/m2 figures include preliminaries at 4.77% of the remainder of the contract sum excluding contingencies and fees.

BCIS regularly receives projects where the contract comprises buildings with different functions which are analysed as Complex Contracts within the BCIS database. Every effort is made to prepare a separate analysis for each building type and each analysis shows the total scope and cost of the contract, which will influence the pricing levels.

Each analysis is cross referenced to the other analyses in the contract, which allows BCIS to capture separate analyses, £/m² rates, and functional unit rates appropriate to each building, e.g. number of vehicle spaces. The functional unit rate is the total cost of the building excluding external works, with preliminaries apportioned by value and divided by the appropriate functional unit.

BCIS Online is an industry repository for building project costs analysed elementally. It provides clients, consultants and contractors secure online access to their project data. The analyses can be prepared from contract documents used in most procurement routes, for example:
