RICS’ pathways and competencies framework define the knowledge, skills, experience, and competencies required to become either a Chartered Surveyor (MRICS) or an Associate member of RICS (AssocRICS).
A new version of the Chartered framework launched on 1 August 2018 and all candidates enrolling since this date have done so on the new framework. This update does not affect these candidates or Associate candidates.
Candidates who enrolled prior to 1 August 2018 had the option to remain on the previous version of the framework or move to the new version. This option was time limited but was extended indefinitely to support candidates in response to the Covid-19 pandemic.
The RICS’ Qualifications and Assessments Committee (QAC) have approved the closure of the pre-August 2018 version of the framework. This is required to reduce complexity in the current model as part of the ongoing Entry and Assessment Review.
All applications for assessment from 1 December 2025 must be on the current 2018 pathways including referred candidates who are re-sitting the assessment.
All applications for assessment or preliminary review after this date must be on the current pathways and competencies, including for referred candidates who are re-sitting their assessment and candidates who may have deferred their assessment.

Your structured training is valid for up to five years working back from the date you sit your assessment. For example, if you sit your assessment in May 2025, structured training recorded since May 2020 is valid.

No. There were no changes to the Associate competency framework in 2018. This change applies only to candidates enrolled before 1 August 2018 and are still on the 2015 pathways and competencies framework.
If you have met the requirements, you can apply for the last assessment in 2025 using the pre-August 2018 pathways. The assessment dates vary for each market and can be found on the assessment information page.
After this, you will need to change to the 2018 pathways.
If you prefer, you can change now following a simple two-step process in the Assessment Platform. When you change your pathway, you will then need to select your competencies for the new pathway.

Candidates who have not changed to the new framework by 1 December 2025 will be automatically moved over to the current pathway.
Please give careful consideration when moving to the current pathways. For example, if you have recorded experience against the competencies which no longer apply, this experience is likely to still be applicable to the new version of your pathway. We suggest you review both versions of the pathway guide with your Counsellor to determine how much of your recorded experience is transferrable.
If you’re choosing new competencies where no prior recorded experience is transferrable this may extend your overall structured training period (if you are an APC Structured Training candidate).
When you change your pathway, using the Assessment Platform you will be required to reselect your competencies. If you are following APC Structured Training, you must also complete your diary to generate your logbook which is a requirement of the final assessment submissions. For most pathways the competencies are similar.
No. When you switch to the new pathway, you will need to demonstrate only the competencies in the 2018 version of the pathway guide. You will not be able to select competencies from both versions.
The three additional competencies required for senior professionals, ‘Leadership’, ‘Managing people’ and ‘Managing resources’, did not change in 2018.
If you are following the Senior Professional Assessment, you must also demonstrate the competency requirements as set out in the pathway guide. In some pathways, the requirements have changed, so you should refer to the relevant pathway guide and the summary of changes document.
