Artificial intelligence is rapidly moving from experimentation to operational reality across the built environment. The RICS AI in commercial property and construction report 2026 reveals that:

  • two-thirds of construction organisations and over three-quarters of commercial property organisations are now using AI
  • investment is increasing, with 47% of commercial property organisations and 37% of construction organisations planning to spend more on AI
  • skills, integration and data quality remain the key barriers, although skills shortages have eased slightly in construction, and
  • readiness is improving but capability still lags, with nearly two-thirds of construction organisations reporting low levels of AI preparedness.

However, increased adoption does not automatically translate into organisational readiness. The research highlights that while confidence in AI is improving, many organisations continue to face challenges in developing the capabilities, governance structures and workforce skills needed to realise value from their investments.

Data quality, systems integration and capability development remain significant barriers, particularly for organisations seeking to scale AI beyond isolated use cases.
