We are continuing to work through the consultation comments of the Home survey standard’s 2nd edition. The comments were significantly detailed and multifaceted, adding more complexity. However, we have worked through the early sections of the draft Standard with the expert group and are listening to their recommendations as we continue this process.

The Expert Group (EG) overseeing this work welcomes Giles Smith of SDL following Robert Mead's retirement from the group. Giles brings significant senior-level experience and technical knowledge, having played a role in shaping the first edition of the Home Survey Standard. The group has been meeting for more intensive working sessions to drive greater collaboration and understanding.

We have also had some positive meetings with members who wanted to share their professional insights and better understand the process to date. Much of what was raised echoed feedback already received through the formal consultation. This engagement has been encouraging, and we remain committed to listening to constructive input from both members and consumers. An updated timeline for publication will be shared as the draft develops, keeping members informed at each stage.

We are also aware that many members will be waiting for details on the next steps with the UK Government’s proposed changes to the home buying and selling process in England and Wales, and on RICS’ work in this area. We are actively engaged with the government on this, particularly regarding how the future role of professional advice provided by a surveyor fits within the proposals to mandate upfront information for purchasers.

Our aim is to ensure a future model that delivers efficiency, professional advice, transparency and trusted assurance for home buyers and sellers. This will depend on competent, objective and well-regulated surveyors, working to consistent standards. Alongside this, we are reviewing our current supporting products to consider how they will need to align with future reforms. For members, especially those running or working within SMEs, this means having the right tools to adapt to a period of substantial change.

Finally, a reminder to members and member firms that they must only accept instructions they are competent to carry out. The appropriate knowledge, skills, and relevant experience must be in place to deliver the required service in a professional and diligent manner. Where this is not the case, the instruction should be referred to a suitably competent colleague within the firm or declined outright.
