The RICS UK&I Residential Property Conference will bring together leading industry experts, legal professionals, practitioners and RICS representatives to explore the issues currently reshaping the residential sector. Emma is the Innovation Director at Octopus Energy Homes. Her career has centred on leading high impact, high innovation projects in real estate, with a particular focus on housing, energy performance and green energy production. Her practical experience includes starting her career in rural surveying and estate management moving into award-winning housing and regeneration developments. Emma is a passionate advocate for change, community resilience and sustainability solutions for all. She established and led the UK’s first fossil fuel-free district heating scheme in her village, Swaffham Prior. Her work regularly features in trade, national and international press & media.
Partner, Head of UK Residential Research, Knight Frank
Tom is Head of UK Residential Research, producing reports that include Knight Frank’s flagship Prime London indices, the Super Prime London Insight and the London Residential Review. He writes regular articles on how economic and political events shape the UK housing market and has contributed to The Wealth Report, Active Capital and the Global Cities report. Tom, a former Bloomberg and Reuters property journalist, is a regular media contributor on the UK and London property markets and has presented at events in Europe, the Middle East and North America.

She is a Chartered Management Accountant, Lean Six Sigma Black Belt, PMI-certified project and programme manager, Microsoft Certified Systems Engineer, and holds MTPI status. Karen is also co-owner of KPC Property Group, which primarily invests in asset-backed opportunities, and owner of The Business Coach. Through The Business Coach, she helps SME owners and directors bring structure, commercial clarity, business strategy and disciplined AI governance to their businesses, enabling better decision-making, reduced operational noise and measurable commercial value from AI.
Technical Director; Professor of Building Performance, Energy House 2.0, The University of Salford
Richard is the Technical Director for the Energy House 2.0 project a world leading building physics test lab at the University of Salford. He holds a PhD in Building Physics and is a chartered building surveyor, and a Fellow of the RICS. He leads a task group for the development of international standards around energy performance. He has authored over 40 publications in this area. Richard is the Chairperson of the British Standard for Retrofit Assessment. He holds a place on the SAP Scientific Integrity Group at the Building Research Establishment (BRE) which oversees the domestic energy model used in the UK. He is a panel member on the RICS Professional Group Panel for residential property. He is the lead of an Annex of the International Energy Agency studying the use of smart meter data to provide energy efficiency metrics for dwellings.

As CEO, Justin is leading the transformation of RICS into an experience-led organisation that puts members, colleagues and other stakeholders at the centre of everything that it does. His background is in business transformation, particularly in the areas of growth and customer experience. His career has been primarily in professional services, including real estate, where he was the Chief Operating Officer at Knight Frank for five years. He has lived and worked in the UK, Europe and Asia, including six years in Singapore with the law firm Clifford Chance where he built successful partnerships and alliances between firms in global networks, and established operations in new locations. Prior to that, Justin was in the technology industry with Hewlett Packard (HP) and the military.

Annabel Huffer BSc (Hons) MRICS is an Associate Chartered Building Surveyor at Knight Frank, specialising in building consultancy across both commercial and residential sectors. She joined the industry through a Chartered Surveyor Degree Apprenticeship with the University College of Estate Management (now the University of the Built Environment) and has since built a strong reputation for delivering technical advice to a wide range of clients. Annabel is the chair of the RICS Matrics UK Board, a Trustee of the Built Environment Schools Trust, and an RICS Inspire Ambassador, actively promoting the profession to a wide range of people. Recognised as UCEM Alumni of the Year 2024, she is passionate about inspiring young people from all backgrounds to pursue careers in the built environment.
