Residential property surveyors are operating in an increasingly complex environment shaped by regulatory reform, evolving client expectations, building safety concerns, sustainability pressures and rapid technological change. As the scope of residential practice continues to expand, surveyors are being expected to navigate greater levels of professional judgement, risk and accountability in their day-to-day work. 

The RICS UK&I Residential Property Conference will bring together leading industry experts, legal professionals, practitioners and RICS representatives to explore the issues currently reshaping the residential sector. Through a combination of market insight, regulatory updates, practical case studies and interactive workshops, the conference will help delegates understand what has changed, what is now expected of them in practice, and how to remain confident, competent and commercially relevant in a changing profession. 

The programme will cover key topics including building safety, residential risk, leasehold and commonhold reform, retrofit and energy performance, ethics, AI and technology, alongside updates on professional standards and CPD requirements. Designed to be practical and discussion-led, the event will provide attendees with insights and guidance that can be applied directly within residential surveying practice. 

Taking place within the beautiful grounds of Hatfield House, the conference will also include a site visit, offering delegates an opportunity to explore the historic estate while connecting with peers from across the residential surveying profession.

Richard is the Technical Director for the Energy House 2.0 project a world leading building physics test lab at the University of Salford. He holds a PhD in Building Physics and is a chartered building surveyor, and a Fellow of the RICS. He leads a task group for the development of international standards around energy performance. He has authored over 40 publications in this area. Richard is the Chairperson of the British Standard for Retrofit Assessment. He holds a place on the SAP Scientific Integrity Group at the Building Research Establishment (BRE) which oversees the domestic energy model used in the UK. He is a panel member on the RICS Professional Group Panel for residential property. He is the lead of an Annex of the International Energy Agency studying the use of smart meter data to provide energy efficiency metrics for dwellings.

Annabel Huffer BSc (Hons) MRICS is a Senior Chartered Building Surveyor at Knight Frank, specialising in building consultancy across both commercial and residential sectors. She joined the industry through a Chartered Surveyor Degree Apprenticeship with the University College of Estate Management (now the University of the Built Environment) and has since built a strong reputation for delivering technical advice to a wide range of clients. Annabel is the chair of the RICS Matrics UK Board, a Trustee of the Built Environment Schools Trust, and an RICS Inspire Ambassador, actively promoting the profession to a wide range of people. Recognised as UCEM Alumni of the Year 2024, she is passionate about inspiring young people from all backgrounds to pursue careers in the built environment.
