Following on from our successful Valuation for Non-Valuers course, this half day Discounted Cash Flow (DCF) course for Non-Valuers looks at a practical approach for how DCF is used in assessing the value of properties as well as the value and returns on development projects.

Meet the trainer:

Richard Dunham Stacey FRICS, Property Fund Manager

Richard has 30 years' experience in fund management and is a senior property professional skilled in the disciplines of fund, asset, development and property management, and valuations within commercial real estate. He Has held senior funds management roles in both listed and wholesale property trusts in Australia.

You will learn:

  • What DCF is and when is it used.
  • What assumptions are used compared to a capitalisation valuation.
  • An appreciation of time value of money and DCF time horizons.
  • Terms used, such as IRR, Discount Rate, Total Return, Net Present Value, Investment Value, trending, terminal rate.
  • A live discounted cash flow model will show what assumptions are used and how changing them can affect or manipulate the resultant value.
  • A discounted cash flow for a development project will be analysed, showing the calculation of value and the effect on returns by changing assumptions.
