The winners were announced at the official announcement ceremony that took place at Grand Hyatt Hong Kong on Friday, 24 October 2025, with the best of the built environment from across the country celebrated.

It was also our honour to recognise Guy Bradley, JP, FRICS, as the recipient of the most prestigious award for built environment professionals, the Lifetime Achievement Award.

Ms. Chan is a veteran in real estate investment management with extensive experience in listed and private equity real estate funds setup and management. Ms. Chan is CIO (Asia) at Link Asset Management Limited, a responsible officer of Link REIT and a member of Group Steering Committee of the company. Ms. Chan worked in Harvest Capital Partners, ARA (Prosperity) and HWPL in earlier years. Ms. Chan was a HK Advisory Board Member of RICS from 2018-2024. Ms. Chan is a Member of RICS, and holds bachelor’s and master’s degrees from HKU, NYU Stern, and HKUST.

Ada is the Executive Director, Head of Leasing & Consulting at CBRE Hong Kong, overseeing teams in Office Services, Retail, Industrial & Logistics, Workplace Consulting, and Transaction Management. With over 23 years of real estate experience, she leverages her expertise in both government and private consultancy to provide strategic solutions for clients. Renowned for her collaborative leadership style, Ada fosters business growth through the development of high-performing teams. A Fellow of RICS and a Chartered Town Planner (RTPI), she actively engages with the Urban Land Institute and mentors students at universities in Hong Kong. Ada was the Award winner for 2024 RICS Women of the Built Environment Award. She holds an LLB degree, along with degrees in Architecture & Town Planning and a master’s in Urban Design. Her multidisciplinary background enriches her industry insights and contributes to her clients’ success.

Sr Andrew Lam is an Assistant Director in the Development and Construction Division of Housing Department. He is responsible for overseeing the planning, design and construction of a range of public housing developments under the Housing Authority, including new construction and redevelopment of existing estates, in accordance with the housing construction programme. He assists in the formulation of construction policies and procedures with a view to producing quality homes and meeting the Housing Authority’s objectives. Before taking up the role of Assistant Director in 2022, Andrew was the Department’s chief quantity surveyor, looking after the provision of professional services on construction expenditure budgeting, cost control, project planning, tendering, contractual advice, risk management, value engineering, dispute resolution, etc. in the delivery of public housing projects. Andrew has extensive experience in cost, procurement and contract management to oversee and monitor the programme, cashflow and contract administration for smooth implementation of housing construction programme. He had also provided strategic planning for the development of “Design and Build” procurement model for Housing Authority’s projects.

Associate Head of Department, Director of BSc(Surveying), Assistant Professor, Department of Real Estate & Construction, University of Hong Kong

Isabelle is an Associate Head, Director of the BSc (Surveying) Programme, and Assistant Professor at the Department of Real Estate and Construction, University of Hong Kong. Her research targets construction and environment management, focusing on health-centric environments, safety, trust, and culture in the digitizing Architectural, Engineering, Construction, and Operations industry. She employs innovative technologies like EEG and VR, securing numerous competitive grants and publishing over 90 international works. Isabelle is the Joint Coordinator of the Working Commission W112 at the CIB and Co-Chair of the ACUUS Youth Group. In education, she has obtained funds for innovative learning and serves as an academic assessor for various surveying programs. Industry-wide, she is Chairman at the Institute of Safety and Health Practitioners, an Executive Committee Member of HKFOSHA, and Chairman of the Policy Advocacy Task Force at CIC YAC. Isabelle was honored with the RICS Woman of the Built Environment Award 2024.

Mark Hahn is a member of both The Royal Institution of Surveyors and The Hong Kong Institute of Surveyors. He is a graduate in Land Management and has over 38 years’ local and overseas experience in property acquisitions, disposals, developments, leasing, management, valuations and research as well as international fund raising covering different sectors such as commercial, industrial, residential and mixed used projects located in various regions including Hong Kong, Mainland China, Japan, Taiwan and Vietnam. He is presently a Director of Henderson Property Agency Limited and Head of Sales (2) Department at Henderson Land. He joined the company in 2013. Prior to joining Henderson Land, he has held various senior posts including department heads and proprietor at several leading international property consultancies, Associate Director at Sino Land and Country Head/ Asia Director at Grosvenor. He has also previously served as Independent Non-Executive Director of two HKEX listed companies.

Michael Smith joined Hongkong Land as Chief Executive in April 2024. Mr Smith has extensive experience in international real estate and finance with a proven track record in investment and capital allocation. Prior to joining Hongkong Land, Mr Smith served as Regional CEO of Europe and USA for Mapletree Investments. Under Mr Smith’s leadership, the Europe and USA business grew to over a third of the group’s US$55b of assets under management. Mr Smith's 30-year career includes senior positions in the investment banking sector where he was a partner at Goldman Sachs, leading the bank’s Southeast Asia investment banking, as well as Asia Pacific (ex-Japan) real estate business. As one of the pioneers of Asia's REIT industry, Mr Smith played an instrumental role in numerous REIT listings including the Link REIT in HK, all four Mapletree REITs in Singapore and advised numerous other REITs and real estate companies across Asia Pacific.

Robin was elected as a Professional Member of the Hong Kong Institute of Surveyors (HKIS) in 1990 and as a Fellow in 2008. He has been involved in HKIS affairs since 1990 and is currently the President. Robin joined the Buildings Ordinance Office (BOO) in 1990 and served the Buildings Department (BD) for over 34 years, including secondments to the Office of the Licensing Authority (OLA) and the Qianhai Authority in Shenzhen. From April 2022 to October 2024, he was seconded again to HAD as Chief Officer (LA) of OLA before he retired from the government. Robin is now the Assistant Director of the Estates and Campus Development Office of the Vocational Training Council, focusing on strategic planning and management for new capital works and AA&I projects. Robin is also a member of the World Organisation of Building Officials and a Fellow of the Chartered Institute of Arbitrators, continuing his interest in Arbitration and Dispute Resolution.

RICS Lifetime Achievement Award recipient in 2024

Mr Cheung Hau-wai graduated from the then Hong Kong Technical College, now Hong Kong Polytechnic University, in 1978. He joined the then Hong Kong Government’s Public Works Department and rose to the rank of Director of Buildings, the head of the Buildings Department in 2017. Since his retirement from the Department, he first served as a Council Member of the Hong Kong Construction Industry Council (CIC). As Chairman of the Council’s Construction Site Safety Committee, he explored measures to promote the safety of construction sites. At the CIC, Mr Cheung was also appointed a member and then Chairman of the Council’s CIC Zero Carbon Plaza, the first of its kind in Hong Kong. Outside the construction field and in the planning arena, Mr Cheung served for eight years as a member of the Hong Kong Town Planning Board, for two years the Deputy Chairman of its Rural Planning Committee. Moving on to promoting the design, construction and management of green buildings, Mr. Cheung was appointed a Director of the Hong Kong Green Building Council (HKGBC) in January 2009, and the Chairman of the Council from January 2016 to January 2023. In the Council, Mr CHEUNG advocated harmonising green buildings with their surrounding built environment, mobilising its natural air, wind, sunlight, and water and to maximise the use of renewable energy. The HKGBC strives also to retrofit and recommission the large stock of existing buildings in Hong Kong to actualise sustainability and energy-saving in a high density city to contribute to achieving carbon neutrality before 2050. Outside the green community, Mr CHEUNG was the Chairman of the Executive Committee of a charitable organisation that took part in reconstructing villages damaged in the 2008 Sichuan earthquake. He was responsible for fund raising and reconstruction project management. Mr Cheung is now a member of the Advisory Committee on Water Supplies.

Among other roles, Anne is Senate Member FIDIC Academy, where she is currently Dean of Faculty of Values 2022 onwards; Chartered Engineer, Fellow of the Institution of Civil Engineers, and appointed Honorary Advisor in 2021 - (current appointment) of ICE HK Branch and a Fellow of Hong Kong Institution of Engineers. In recognition of her contributions to global discussions on Cities and the imperatives of climate resilience and urban challenges through her role is driving the Global Initiative on Urbanisation and Cities for MM, Anne was invited to join the Royal Institute of Chartered Surveyors (RICS) Board (Asia) where she served as an adviser, in addition to participating in various global forum on cities sharing insights gained from working across more than 35 countries.

Derek Lau is a quantity surveying professional with over 30 years of experience in the construction industry. He holds several qualifications, including FRICS, MHKIS, MCIOB, MCIArb, and NEC4: ECC Project Manager Accreditation. Derek earned his Master of Science in Real Estate from the University of Hong Kong, specializing in real estate economics, development, and legal frameworks. He also graduated in Quantity Surveying from the Hong Kong Polytechnic University. Currently, Derek serves as the Chief Project Commercial Manager at MTR Corporation Limited, overseeing the procurement and commercial management of the new Northern Link. He has managed major railway projects at MTR since 2006, such as the Shatin to Central Link. Derek was also involved in the construction of Chek Lap Kok Airport, which opened in 1998. His extensive career spans various roles in international and local construction contractors and quantity surveying consultant during the early stages of his career.

Ma Suk Ching Mabelle MRICS

Mabelle Ma has been an Executive Director of Swire Properties since August 2021. She is also the Director, Development and Valuations of the Company responsible for new acquisitions, property development and valuations in Hong Kong and Southeast Asia. Mabelle joined Swire Properties in 1996. Prior to her roles in Development & Valuations, she held a senior position in the Residential Sales division of the Company and was responsible for the sale of almost 10,000 residential units over the period of her tenure. Outside of Swire Properties, Mabelle sits as an Excom member of the Real Estate Developers’ Association of Hong Kong (REDA); and Corporate member of the Malaysia Chamber of Commerce (Hong Kong & Macau). Mabelle graduated in 1990 from the University of Hong Kong with a BSc (Quantity Surveying) and became a Fellow member of the Hong Kong Institute of Surveyors (HKIS) and Royal Institute of Chartered Surveyors (RICS) in 1995 and 1996 respectively.

He is also dedicated to serving the industry as an APC assessor with a strong commitment to assisting and training graduates within the profession. Prof. Kar-kan Ling is a professional town planner. He was the Director of Planning of the HKSAR Government (2012-2016), President of the Hong Kong Institute of Planners (2007-2009) and Director of the Hong Kong Cyberport Management Company Limited (2017-2023). He was awarded the Silver Bauhinia Star in 2017 and InnoStars Award 2021. He is now the Interim Vice President (Campus Development and Facilities) and Director of Jockey Club Design Institute for Social Innovation of The Hong Kong Polytechnic University (PolyU). He serves the community as the Chairman of the Hong Kong Housing Society and Chairman of the Country and Marine Parks Board. He is also the Adjunct Professor of the University of Hong Kong and the Chinese University of Hong Kong, and Professor of Practice (Planning) of PolyU.

Wendy GAN is the Deputy Chief Executive Officer (District Development) of the West Kowloon Cultural District Authority, overseeing the development of the infrastructure, arts and cultural facilities, and supporting facilities in the West Kowloon Cultural District. She also has lead responsibility for formulating the overarching strategies for driving business development and for the hotel, office, residential as well as retail, dining and entertainment facilities of the District. As Chief Executive Officer of WestK Enterprise, a wholly-owned subsidiary of the Authority, Ms Gan is responsible for mapping out the company’s business strategies to drive commercialisation and explore new revenue sources, leveraging the Authority’s assets, resources and expertise. Ms Gan was the Executive Director of Pacific Century Premium Developments responsible for the overall sales and marketing strategies of the company’s property assets in Greater China, Japan and Southeast Asia. Before joining Pacific Century Premium Developments, Ms Gan headed the sales and marketing teams of Swire Properties across its residential, office and retail portfolio.
