The course has been designed to evolve the technical skills and knowledge of professionals who work in the built environment. It will focus on valuation techniques that support the development of the core valuation pathway competencies: inspection, measurement of land and property, and valuation.

This course will simplify activities and will candidates for their final assessment as they work towards becoming a chartered surveyor in Valuation, or any RICS pathway that has valuation as core competency.

At the end of the course is an exam to check comprehension of the technical content and a mock interview with an RICS assessor.

Who is this course for?

This course accelerates the APC process to become an RICS professional. It is suitable for:

  • all valuation APC candidates (or any RICS pathway that has valuation as a core competency) who want to accelerate their progress.
  • professionals from other backgrounds who wish to become chartered in valuation.
  • professionals who want to either move into valuation from another specialism or gain a fundamental understanding of the key valuation methods theories and techniques.

About the trainers

Mr Thomas Lam FRICS, Senior Director, Head of Valuation and Consultancy, Knight Frank Petty Limited

Thomas Lam is a senior director at Knight Frank, with oversight of the general valuation and mortgage valuation departments for Hong Kong and Macau. Prior to this role, he was the head of the company’s Research & Consultancy Department for Greater China (2011–2014).

Thomas is an RICS Fellow, a professional member of The Hong Kong Institute of Surveyors, a member of China Institute of Real Estate Appraisers, a registered professional surveyor (general practice division), a registered business valuer of the Hong Kong Business Valuation Forum, and an ordinary member of Hong Kong Securities Institute. He has extensive experience in the real estate industry, with expertise in market research, corporate advisory, valuation, real estate finance, investment advisory, and business development for Asia-Pacific markets (ex-Japan).

Mr Vincent Cheung FRICS MHKIS RPS(GP) MCIREA MHKSI MISCM MHIREA, Managing Director, Vincorn Consulting and Appraisal Limited

Vincent was the Executive Director of Asia for Colliers International. Vincent has over 19 years of real estate experience in Greater China and Asia markets, and is a seasoned professional in real estate valuation and consultancy.

He is an RICS Fellow, a member of the Hong Kong Institute of Surveyors, and a registered professional surveyor (general practice division). Vincent is also an independent non-executive director of a Hong Kong main-board-listed company and an active commentator on major media channels.

    Second day face-to-face (17 August 2019)

  • Comparable method and the market (online)

    • Identify the main drivers of value and valuers’ role within the property market
    • Identify when comparable method is appropriate
    • State how to evidence comparable adjustments in matrix
    • Correctly adjust comparable to compare like with like

    Third day face-to-face (31 August 2019)

    • Competency Assessment Workshop – Letting & Leasing and Purchase & Sale

  • Investment method and two techniques (online)

    • Identify when investment method and sub techniques are appropriate
    • Describe the traditional term and reversion approach step by step
    • Describe the discounted cash flow approach step by step
    • Construct a simple DCF model
    • Carry out a term and reversion valuation
    • Select the appropriate valuation formulate for various steps

    Fourth day face-to-face (21 September 2019)

    • Describe when residual method is appropriate
    • Identify the main inputs in a residual valuation
    • Appreciate the risks and sensitivity of the valuation inputs
    • Carry out a residual valuation in a case study

    Fifth day ace-to-face (12 October 2019)

    • Competency Assessment Workshop – Property Finance & Funding

  • DRC and profits methods overview (online)

    • Identify when each method should be used
    • Describe the basic steps in each method
    • List the drawbacks of DRC and profits
    • Carry out a simple valuation for both profits and DRC

    Sixth day face-to-face (26 October 2019)

  • Valuation standards and the client (online)

    • State the purpose of International Valuation Standards & RICS Valuation Professional Standards
    • List the mandatory contents
    • Identify when the standards must be used and the RICS document hierarchy
    • Describe the use of the valuation standards from the clients’ perspective

    Seventh day face-to-face (16 November 2019)
