Price Adjustment Formulae Price Indices

This tool provides a comprehensive, detailed and easy to use method of measuring cost movement for building and civil engineering. Widely used in the construction and infrastructure sector to help fairly allocate risk between the client and sub-contractors

These are monthly indices used in conjunction with the Formula Methods of adjusting building, specialist engineering and civil engineering contracts, to allow for changes in the costs of labour, plant and materials.

They are also familiarly known as either the NEDO, Baxter or Osborne Indices and are
widely used on Variation of Price Contracts.

BCIS Dayworks Updating Service

This tool gives you access up-to-date Daywork Rates.

Rates are given for the major trades in England, Scotland and Wales.

Includes new rates for 47 grades of operative covering the following trades:

  • Builders (6 grades)
  • Plumbers - main grades (7 grades)
  • Plumbers - apprentices (8 grades)
  • Heating and ventilating (11 grades)
  • Electricians - main grades (12 grades)
  • Electricians - apprentices (3 grades) (Scotland only)

Each grade is calculated in accordance with the appropriate 'Definition of Prime Cost of Daywork' agreed between RICS and the Contracting Organisations. Plumbers rates are based on a formula agreed between RICS and the plumbing contracting organisations in England, Wales and Scotland.

BCIS produces three basic types of indices:

  • Tender Price Indices measure changes in prices agreed in contracts let in the current period
  • Output Price Indices measure changes in prices in work carried out in the current period
  • Resource Cost Indices measure changes in cost of the ‘inputs to construction’ and ‘factory gates’ for materials and nationally agreed wage awards for labour

The appropriate series are included in the various BCIS products.

Public Sector Firm on 1/1/2017

I needed to justify £6m of spend; by using the BCIS database I was able to use the up-to-date benchmarking data, to adjust the date of the build and use the location factors to validate the difference in cost from building on a green field site in the North, against demolishing and reconstruction on a site in the South, over a year later. The data we require is quite specialist yet the BCIS database was able to provide what we couldn’t manage ourselves in-house.
