Overview

When considering the development viability for property, you must 'stand back and look' at various financial and planning considerations rather than rely on a prescriptive method or computer programme. Specifically, this includes determining where a development is suitable, what are the key inputs and information required, and pitfalls of which you must be aware. All these topics and more will be covered in our features and analysis course.

Learning Objectives

  • Identify the key inputs and drivers of value;
  • Determine when a development appraisal is appropriate and what information is required
  • Define the components of a residual valuation and when it is used.
  • Appreciate what sensitivity analysis is, what it tells us, and its importance
  • Identify pitfalls, particularly when reporting to a lender, and when working on phased developments.

Course Structure

The course will be delivered from the perspective of a surveyor undertaking a development appraisal for either a development consultancy or loan security purposes. The session will combine technical references and practical exercises including the completion of an appraisal.

RICS Registered Valuer with 22 years of experience of valuation advisory services to the commercial banking and corporate sectors. Expertise in loan book sales, strategic reviews and real estate lending, expert witness advice, stock market/M&A valuation advice.
